Spinney Farm House
A fine grade II listed Lincolnshire farmhouse together with a two bedroom cottage annex, extensive outbuildings including a large fully functional office, a heated swimming pool and beautiful gardens of approximately half an acre.
The Main House
This impressive Grade II listed building thought to date back to circa 1720 offering splendid accommodation arranged predominantly over three floors.
Typical of its kind, a central entrance hall with pale oak flooring runs front to back allowing access to all the main ground floor living space.
To the front of the property are two formal reception rooms, the drawing room and the formal dining room. Each with sliding sash windows to the fore and open fireplaces with period surrounds.
Along the hallway is the impressive main staircase to the house with the boot room and cloakroom close by.
The sitting room is generous in size and still retains what is thought to be the original inglenook fireplace although a much later Victorian fire surround now frames the open fireplace. A small doorway to the left of the fireplace opens to a large storage cupboard that runs along the side of the deep chimney breast while the door to the right provides access to the ancillary rooms.
The large kitchen/dining/living space is a great area for everyday living and offers an extensive range of oak wall and floor standing cabinets with granite work surfaces above. The 4-oven oil fired Aga is supported by an electric multifunction oven with hob and extractor over.
Further integrated appliances include a dishwasher, a double Belfast sink and an American style fridge freezer. Beyond the granite topped peninsular is a large space for dining and/or seating with bifold doors opening onto a large outside space.
A charming garden room is located close by the kitchen with two sets of French doors opening onto the rear terrace area, an ideal area linking the inside to the outside space.
The pantry/larder, utility room and boiler room wrap around the west elevation of the property completing the ground floor accommodation.
Back in the hallway, the formal staircase rises to the first floor front landing where two bedrooms can be found. To the left, a large double bedroom with the original cast fireplace and in-built wardrobes.
Across the hall is another smaller bedroom with charming views over open farmland. A family bathroom is located close by and has a freestanding roll top bath on claw feet, a large shower, basin and a loo.
The principal bedroom suite is located to the rear of the property and comprises a large bedroom next door to a fully fitted dressing room. There is an en suite with large shower enclosure, wash hand basin and loo.
There are two further large bedrooms, one of which has an en suite shower room which is accessible from the main formal landing or via a secondary staircase.
The secondary staircase rises again to a large attic room with Velux roof lights which is currently used as a TV and sitting room.
At the very top of the property accessed via the main staircase, is a wonderful attic bedroom with stripped wooden floors and exposed timbers throughout. A gorgeous, vaulted shower room serves this bedroom with a large shower, basin and loo.

The Grounds
The heated swimming pool is located close by and is complete with a timber summer house that doubles up as the pump room and a changing facility. There is also a large patio seating and hot tub area.
The gardens stretch beyond the pool making for the most peaceful space to enjoy throughout the summer months. Back in the courtyard, the space is sectioned into several areas with lots of different seating opportunities.
There is an extensive array of outbuildings that can fulfil a variety of different uses.
The current arrangement is as a garage/workshop with double barn doors, a gym, a log store which provides access to a further storage room, a large office suite and an open bay cart shed.
There is an inbuilt BBQ area close by and further seating areas, perfect for outdoor entertaining. At the very end of the garden there is a stable that has been converted into a workshop.
